Newer construction: good bones, builder-grade hearts
Napa's newer subdivisions were built tight, with modern insulation and windows — genuinely easier homes to condition. March–April: cooling inspection. Beat the first heat wave and the service rush that follows it. Check the condenser, clear winter debris, verify refrigerant charge and electrical connections.
May: filter discipline starts. Through cooling season, check monthly; replace at 60–90 days or sooner if it looks gray.
June–September: let it work, but listen. New rattles, longer run times, warm spots — each is your system asking for attention while the fix is still small.
Smoke events: windows closed, system on, and step up to a higher-rated filter (MERV 13 where your blower supports it — we'll tell you). Swap it after; smoke loads filters fast.
October: heating inspection before the first real cold. Ignition, safety controls, heat exchanger, CO check. November waits for nobody.

Clear the equipment: three feet around the furnace closet and the outdoor unit turns diagnostic time into answers instead of archaeology. Have your history handy: past invoices, the age of the system if you know it, that repair from two summers ago. Ask for everything in writing — we do this unprompted, and any contractor worth hiring will too. And ask the questions while the panel's open: a good technician would rather show you the cracked capacitor than describe it.
